Once you have an accepted offer on a home or property, you will need to provide the bank with a more thorough picture of your finances and complete an official loan application. You will need copies of the following documents:

  • W2s for the last two years along with your most recent full month’s pay receipts.
  • If you are self-employed or have investments that provide part or all of your income, your last two year’s tax returns, personal and corporate.
  • The last three (3) months bank/investment statements for all checking, savings, and investment accounts. These should have the institutions’ names, addresses, and your account numbers. Rental income receipts are needed as well.
  • Names, addresses, and account numbers for all open credit accounts, charge cards, and loans; alimony documentation.
  • The accepted offer and addendums.
  • If a Veteran, your DD214 and Certificate of Eligibility.
  • Any bankruptcy filings during the past 10 years and discharge.
  • If retired, documents noting income sources, e.g. Social Security, pension, etc.
