Once you have settled on a certain house or property, we will make an offer to “purchase” that declares how much you are willing to pay for the property provided certain conditions are met. Since there is no set rule to follow when making an offer, I will check to see what the comparable home sales in that area have been over the past year to see how the property is proced in relation to others that have sold. This analysis also provides us with information on the average time these proprties were on the market before sold. I will also find out how long the property you are interested in has been on the market, if it has had other offers, or if there have been price reductions.

Note: Negotiations on the price and conditions may require several offers to pass back and forth between you and the seller before an agreed upon price can be met. If you live in the area, the negotiating phase can be an easy, but time consuming process. If you are making the offer while living out of the area, it helps to have access to a fax machine as each new offer will require a new set of signatures and/or initials.

Once the offer has been agreed upon, you and I will work together to arrange for the inspections and begin your final loan approval.
